Water damage in Miami: what we see

    Brickell, Brickell Key, Downtown, and Edgewater are dense with towers. A leak in one unit can involve the units below, the association, the building engineer, and sometimes a tenant, and each needs its own documentation.

    Miami-Dade's building recertification, long known as the 40-year recertification, now starts when a building turns 30 and repeats every 10 years. In 2022, after the Surfside collapse, Florida added milestone inspections for condo and co-op buildings three stories and taller. The concrete and balcony repairs that follow can leave temporary openings where rain gets in.

Our building is doing concrete repairs after its recertification, and water got into my unit. What should I do?

Report it to management in writing right away, with photos and the date, and keep copies. Then have the unit dried so the damage does not grow while responsibility is sorted out. We document the entry point and the readings, which helps the association, its contractor, and the insurers work out who covers what.

Our house in Shorecrest floods at high tide. How can we limit the damage between events?

Keep electronics, papers, and valuables off the floor, and where you can, use materials at the lowest level that tolerate water, such as tile over the slab and baseboards that are not MDF. After each event, clean and dry what got wet promptly, since repeated wetting is what leads to mold and rot. We can document each event for a flood claim.

I own a duplex in Little Havana and the upstairs unit leaked into my downstairs tenant. How do you handle it?

We dry both units and keep the records separate: where the water started, what was affected in each unit, and the daily readings. Your landlord policy may cover the building, and your tenant's renters policy, if they have one, covers their belongings. Let your tenant know before we arrive, since we need access to both units.

Can you work in older homes with plaster walls, like those in Morningside or Coconut Grove?

Yes. Plaster over block or lath dries more slowly than drywall and is often worth saving. We take readings inside the wall and dry over a longer period instead of cutting it out. Homes in historic districts may need city review before original materials are replaced, so check before repairs begin.
