Mold Remediation
Containment, HEPA filtration, removal of moldy materials, and detailed cleaning to IICRC S520, with the moisture problem found and corrected so growth does not return.
Mold inspection & testing
We come out at no cost to check for mold and track down the moisture behind it. If you need lab testing, that is a separate service, and we handle it from scheduling to the written report.

(954) 289-0566Our free mold inspection is a visit to answer the first question: is there mold, and what is feeding it? We look for visible growth and musty odors, and we use moisture meters and thermal imaging to find wet materials behind walls, under floors, and around the AC system.
Mold testing goes a step further. Air or surface samples are collected and analyzed by a laboratory, and a written report says what was found and where. Testing is performed by a Florida-licensed mold assessor and is kept separate from any remediation, as Florida law requires. You do not have to coordinate any of it: Restoration USA handles it from your first call to the report.
If the inspection or the report shows growth that has to come out, we can take care of the remediation as well, following the IICRC S520 standard and fixing the moisture source so it does not come back.
What to look for
A damp, earthy smell in a closet, bedroom, or the AC closet, but nothing visible on the walls or ceiling.
A pipe, water heater, or AC leak was repaired, but the drywall and baseboards were never opened or measured.
Spotting on grout, caulk, or around vents that keeps coming back, which points to moisture that has not been found.
Sweating windows, damp-feeling furniture, or humidity that stays high even with the AC running.
A seasonal home or condo left with the AC off or set high for weeks, especially through the summer.
Our process
One call starts it. Here is what to expect, from the free inspection to a written report.
Tell us what you are seeing or smelling, where, and whether there was a leak. We schedule your free inspection.
We check the areas of concern for visible growth and odor and use moisture meters and thermal imaging to find what is wet and why. You get a straight answer on what we found.
When samples will tell you something an inspection cannot, such as whether hidden growth is affecting the air in a room, we arrange testing by a Florida-licensed mold assessor.
Air or surface samples go to a laboratory, which reports what was found and in what amounts.
The report explains the findings and, if remediation is needed, describes the areas, the containment, and what has to be removed or cleaned.
We quote and perform the remediation from the report as a Florida-licensed mold remediator, and we fix the moisture source.
When the job calls for it, an independent licensed mold assessor checks the area after remediation, before containment comes down and the walls are closed.
Types and causes
The air handler, drain pan, condensate line, and supply vents, where cold surfaces meet humid air all year.
Under sinks, behind vanities and dishwashers, and around shower pans and tub surrounds.
Block walls and window frames where wind-driven rain gets in during the wet season.
In condos, ceilings and walls below the unit above, where a neighbor's leak can travel unnoticed.
Rooms that had a leak, flood, or storm water, especially if they were dried without moisture readings.
Insulation and decking under roof leaks, and attic spaces with poor ventilation.
Timing
The earlier mold is found, the smaller the job. These are the common moments to call.
A small hidden source is easier to find and fix than one that has spread through a wall or the AC.
If the wet area was not opened and measured, an inspection shows whether anything stayed wet.
Inside the inspection period, so the findings can still shape the deal.
After remediation, verification confirms the area is ready for repairs.

Reviews
I called to schedule an appointment because my tenant called me with a concern of mold in her master bathroom. Instead of taking her money, the owner spoke to me at length to determine that there was probably no need for him. Since honesty and integrity are of great importance in this world, I give this company 5 stars. Awesome!

Insurance
Whether a policy pays for mold testing usually depends on why the testing is needed. Testing tied to a sudden, covered water loss may be part of that claim; testing for a home purchase, a general check-up, or long-term humidity usually is not.
Many Florida policies also cap mold coverage at a set dollar amount. If you are filing a claim, ask your adjuster before testing is scheduled, and keep the written report: it documents what was found and why any remediation was needed.
Carriers we've worked with: Citizens Property Insurance, Universal Property & Casualty, Tower Hill Insurance, State Farm, Allstate, USAA, and many more.
Coverage decisions belong to your insurer and depend on your policy. Florida does not allow assignment of benefits on property policies issued on or after January 1, 2023, so you stay in control of your claim.
How water damage claims work in FloridaFAQ
Yes. We come out at no cost to check for mold, find the moisture source, and tell you what we found. Lab testing, when you need it, is a separate service with its own cost.
No. An inspection is a visit to look for visible growth, musty odors, and moisture with meters and thermal imaging. Testing goes further: air or surface samples are analyzed by a laboratory, and you get a written report. Many problems are answered by the inspection alone; testing helps when growth is hidden or someone needs documentation.
Often not. The EPA notes that when mold growth is visible, sampling is usually unnecessary; what matters is finding the moisture and removing the growth. Testing helps most when you smell mold but cannot find it, when someone needs a written report, or to verify that remediation worked.
A Florida-licensed mold assessor takes moisture readings and collects air or surface samples where they will answer a question. A laboratory analyzes the samples, and you receive a written report with the findings and, if needed, a remediation plan. We handle the scheduling from start to finish.
The inspection is free. Testing depends on the size of the property, how many areas need to be checked, and how many samples are taken. Call us with the details and we will give you a price.
An independent licensed mold assessor, not the company that did the remediation. Post-remediation verification confirms the area is clean and dry before containment comes down and repairs begin. We schedule it for you.
