Water damage in Delray Beach: what we see

Some of the oldest housing in south Palm Beach County is a short walk from the beach in Delray. The historic districts around Atlantic Avenue and the Marina were mostly built between the 1920s and the early 1940s, and many of those houses are wood frame on raised floors rather than block on a slab.

That changes the job when water gets in. A frame cottage takes water through its floor system and can hold it in the crawl space underneath, while a 1970s block condo holds it in the slab and the drywall. The drying plan for each is different, and we write it after we have measured, not before.

West of I-95 the city gives way to lakes, golf courses, and large 55+ condo communities such as Kings Point, built from the 1970s into the mid-1980s. Leaks there tend to travel from one unit to the next, and the association's rules shape how and when the work happens.

Start with the water damage restoration process, or call (561) 247-9488 and we'll tell you when a crew can be there.

Local buildings

Delray Beach properties and how they get wet

  • Historic frame cottages

Houses in the Marina Historic District, Nassau Park, and Old School Square include frame vernacular cottages, Mission and Mediterranean Revival homes, and 1930s Minimal Traditional houses. Original wood floors, trim, and plaster are worth saving when the readings allow it.

  • Beach and Intracoastal condos

Many condo buildings east of the Intracoastal date from the 1960s through the 1980s. Original drain stacks, aging balcony doors, and kitchens stacked floor over floor mean one failure can involve several owners and the association.

  • 55+ condo communities

Kings Point and other age-restricted communities west of the city are mostly one- and two-story condo buildings. Owners are often away part of the year, so a failed toilet supply or water heater may not be found until it has reached a neighbor.

  • Lake and canal-front homes

Lake Ida was first developed in the 1950s, and Tropic Isle and Palm Trail sit on deep-water canals off the Intracoastal. Block homes on the lowest lots are the first to see rising water at the slab.

Common causes

What causes most water damage in Delray Beach

  1. 01

    Old galvanized and cast-iron plumbing

Pre-war houses often still have some galvanized supply pipe and cast-iron drains. A drain failure under a raised floor can go unnoticed until the smell reaches the living space, and that water needs sanitizing, not just drying.

  2. 02

Leaking shower pans in older condos

Mortar-bed shower pans in 1970s and 1980s condo bathrooms crack and seep into the wall and the slab around them. The damage often shows up first as loose tile or a stain in the unit next door or below.

  3. 03

    Water heater failures

Tank water heaters in condo closets rust through at the bottom, often with no drain pan connected. Hot water spreads fast across tile and under baseboards, and it keeps flowing until someone closes the valve.

  4. 04

    Wind-driven rain in older homes

Summer storms push rain sideways through original wood windows, jalousie windows, lap siding, and porch roofs that were added later. Water that runs down inside a frame wall can stay hidden behind plaster for weeks.

  5. 05

    High water near the Intracoastal

Low streets near the Intracoastal Waterway and the marina can take on water when a storm lines up with the highest tides of the year. Water that comes in from outside is treated as contaminated floodwater.

How it works

What happens after you call

Respond, recover, restore: the same sequence on every Delray Beach job, documented as we go.

  1. 01

    Respond

    Stop the damage from spreading.

    1. Step 1: You call, we dispatch

We answer 24/7. We walk you through shutting off the water and power to wet areas, then schedule a crew.

    2. Step 2: Inspect and map moisture

Meters and thermal imaging show where the water went, including inside walls and under flooring. Starting conditions are photographed.

  2. 02

    Recover

Get the water out and the structure dry.

    1. Step 3: Extract standing water

Extraction removes the bulk of the water fast, which shortens drying time more than anything else.

    2. Step 4: Dry and monitor daily

Air movers and dehumidifiers are set for the space. We take readings every day and adjust until materials reach the dry standard.

  3. 03

    Restore

Return the property to pre-loss condition.

    1. Step 5: Clean, sanitize, repair

Affected areas are cleaned and treated. Materials that could not be saved are replaced.

    2. Step 6: Close out the documentation

You get the photos, moisture logs, and itemized scope your adjuster needs, so the claim is supported by records.

  • This company is absolutely nothing short of amazing! John listens and hears what the needs are and makes sure you feel as important as the next job. They are professional, on time and very catering to the clients needs and time. I have used them for years with 2 different houses. They take the time to walk you through the process and spend time even after in order to make you feel comfortable. They are extremely professional and I feel safe having them in my home. They treated my house as if it was their own. They ensure your family is safe and that is the most important thing. I would highly recommend this company.

FAQ

Questions from Delray Beach property owners

My house is in a Delray historic district. Can you remove damaged materials?

Inside the house, yes. We remove what is wet and will not dry, and save original floors, trim, and plaster whenever the readings say they will dry. Exterior repairs on a locally designated property can require approval from the city's historic preservation staff or board, so we photograph original details before anything comes off.

Water got into the crawl space under my house. Does it need to be dried?

Yes. Standing water and wet soil under a raised floor keep the joists and subfloor damp and push humidity up into the rooms above. We pump out what is standing, dry the space with directed airflow and dehumidification, and check the framing until it is back to normal moisture levels.

The unit above me in Kings Point leaked. Does my whole ceiling have to come down?

Not always. Ceiling drywall that got wet from clean water, has not sagged, and dries within a day or two can often stay. If water pooled on it, if it is sagging, or if the water came from a toilet or drain, the affected section is usually removed. We take readings across the ceiling and the walls below it before cutting anything.

How long does drying take in an older wood-frame house?

Usually longer than in a block home on a slab. Dense old-growth pine, plaster, and framing give up moisture slowly, and drying them too aggressively can crack plaster and cup boards. Plan on several days to more than a week, with readings taken every day so you can see the progress.

Don't wait. Go with the pros.
