Water Damage Restoration in Aventura
Extraction, moisture mapping, and structural drying for leaks, overflows, and floods, with documentation your adjuster can use.
Miami-Dade County · Aventura, FL
Aventura is a city of condo towers, from 1970s and 1980s buildings on Country Club Drive to newer high-rises on the water. We follow the water down through the building, dry every affected unit, and give each owner a separate file.

(305) 330-1488Development here started in the early 1970s under the name Turnberry, and Aventura did not become a city until 1995. It was planned around condo towers, the Turnberry golf course, and Aventura Mall, which opened in 1983, so most residents live in a mid-rise or high-rise building, many of them on the Intracoastal Waterway or Dumfoundling Bay.
That makes water damage in Aventura a building problem as much as a unit problem. One failed supply line can affect several floors, and the first towers from the 1970s and 1980s now have the aging risers, roofs, and concrete of any building that age.
Many owners also live here only part of the year. A leak in an empty unit can run for days, and the first people to notice are often the neighbors below or the building staff.
Start with the water damage restoration process, or call (305) 330-1488 and we'll tell you when a crew can be there.
Local buildings
Older buildings, including many along Country Club Drive and communities such as Point East and Mystic Pointe, date to the 1970s and 1980s. Original risers, drain stacks, and mechanical rooms are now decades old, and these buildings fall under Miami-Dade recertification and Florida milestone inspections.
Williams Island, Island Estates, Porto Vita, and Hidden Bay sit on the water with marinas, docks, and amenity floors near ground level. Surge and extreme tides reach garages, lobbies, and pool decks before they reach any unit.
Towers built in the 2000s and later often have custom millwork, stone and wood floors, and built-in electronics. Water that reaches finishes like these calls for fast moisture mapping and careful decisions about what can be dried in place.
Aventura Mall, the office and medical buildings along Biscayne Boulevard, and the shops at The Waterways all face water from roofs, fire sprinkler lines, and tenant build-outs. Drying has to work around business hours and patients or customers.
Common causes
Toilet supply lines, angle stops, and washing machine hoses fail without warning. In a tower, the unit where the leak started may be fine while the units under it are soaked.
Air handlers in Aventura condos run almost all year. When a float switch fails or a drain pan cracks, the water goes into the closet floor and then the ceiling of the unit below.
With no one home, a small drip under a sink or a slow water heater leak can run for weeks. We check the units around it as well, since the damage rarely stays in one place.
Wind off the bay drives rain against window walls and through balcony door sills. Caulk joints and weep holes that have not been maintained let it into the slab edge and along the floor.
Parking garages, pool decks, and ground-floor spaces close to the water can flood during surge or an extreme tide. Water in those spaces affects electrical rooms and elevators that every resident depends on.

How it works
Respond, recover, restore: the same sequence on every Aventura job, documented as we go.
Respond
Stop the damage from spreading.
We answer 24/7. We walk you through shutting off the water and power to wet areas, then schedule a crew.
Meters and thermal imaging show where the water went, including inside walls and under flooring. Starting conditions are photographed.
Recover
Get the water out and the structure dry.
Extraction removes the bulk of the water fast, which shortens drying time more than anything else.
Air movers and dehumidifiers are set for the space. We take readings every day and adjust until materials reach the dry standard.
Restore
Return the property to pre-loss condition.
Affected areas are cleaned and treated. Materials that could not be saved are replaced.
You get the photos, moisture logs, and itemized scope your adjuster needs, so the claim is supported by records.

Insurance
You own the claim and talk to your adjuster. We make sure the adjuster has what they need to make a decision: what happened, what got wet, and how it was dried. For covered claims, we bill your insurance company directly.
Carriers we've worked with: Citizens Property Insurance, Universal Property & Casualty, Tower Hill Insurance, State Farm, Allstate, USAA, and many more.
Coverage decisions belong to your insurer and depend on your policy. Florida does not allow assignment of benefits on property policies issued on or after January 1, 2023, so you stay in control of your claim.
How water damage claims work in FloridaFAQ
Call building management or security first. Most buildings have an emergency procedure to enter a unit and shut off its water when the owner is away. Then call us; we start in your unit, and once management grants access, we check the unit above and any others in the line.
We work with management and the building engineer to shut off the right line, then go through the affected units from the top down, taking readings in each. Every owner gets documentation for their own unit, and common areas are documented separately for the association.
That is a question for your agent, but here is the general picture. Your HO-6 policy usually excludes flood. The association may carry a flood policy on the building, but it typically does not cover your belongings, and a separate flood policy for your unit can cover contents and some interior items. Owners on lower floors have the most exposure.
Yes. For stores, offices, and medical suites, we plan extraction and equipment placement around your hours where we can, and we keep the building, the tenant improvements, and the contents in separate documentation for the claim.
