That left a lot of homes of similar age. Many houses and townhomes here went up between the 1970s and the 1990s, and their original water heaters, supply lines, and roof coverings have either been replaced or are due. Some built from the late 1970s to the mid-1990s were plumbed with polybutylene, a gray plastic supply pipe known for failing at the fittings.

Neighborhoods such as Ramblewood, Maplewood, and Running Brook Hills are mostly one- and two-story concrete block homes on slab, finished with tile, carpet, or laminate. Plumbing and fixtures that were never updated are now decades old.

Look where supply lines come out of the wall under sinks, behind toilets, and at the water heater. Polybutylene is usually gray, sometimes blue or black, and is often stamped "PB2110." If you find it, talk to a licensed plumber about replacement; if it has already leaked, call us to dry what got wet.
Not always. If the drywall is still firm and dries to normal readings quickly, it can often be dried in place and repainted. Sagging or crumbling drywall and soaked attic insulation usually come out. We check from the attic and from the room below before deciding.

Each owner's insurer usually looks at its own damage first, and liability coverage can come into play if one owner's plumbing caused the loss.
