The leak came from our second-floor laundry room. Does the ceiling below have to come down?

Not always. Drywall that stays firm and dries to normal readings within a few days can often stay. We remove sections that sag, sections where insulation above is holding water, and anything that will not dry in place, and we check the readings before cutting.

Is a leak in our pool or irrigation system covered by homeowners insurance?

It depends on your policy and on what was damaged. Many policies treat damage to the house from a sudden pipe break differently from the cost of fixing the pool or sprinkler system itself, and gradual leaks are often excluded. Ask your agent, and we will document what the water reached inside the house either way.

Can wood floors in a large home be saved after a leak?

Sometimes. When the water is caught early, solid and engineered wood can often be dried in place with the right equipment and daily readings. Boards that stay cupped after drying, or engineered wood that has delaminated from the slab, usually have to be replaced.
