That is a decision for you and a licensed plumber, but it is worth asking. When one section of galvanized pipe fails, nearby sections are usually in similar condition. We dry and document the current damage either way, and if walls are already open it can be practical to replace more pipe before repairs close them up.

Water is coming through my ceiling from the floor above in a downtown tower. What do I do first?

Call the front desk or building engineer so they can shut off the unit above or the riser. Move electronics and valuables out of the way, and stay clear of a ceiling that is sagging or wet near light fixtures. Then call us. We extract, open the ceiling only where the readings call for it, and document your unit and the floors around it.

Are older West Palm Beach homes more likely to have sewage leaks?

Yes, when they still have original cast-iron drains. Lines laid between the 1920s and the 1960s often crack along the bottom. A sewer smell, slow drains, or damp flooring near a bathroom are reasons to have a plumber run a camera through the line. If wastewater has already leaked, it needs Category 3 cleanup, meaning grossly contaminated water is handled as a health hazard.

Is rain that came in during a hurricane covered by my policy?

It often depends on how it got in. Many policies cover rain that enters through an opening the storm created in the roof or walls, subject to your hurricane deductible, but not rain through an existing gap or rising floodwater.
