(954) 289-0566Hollywood was laid out in the 1920s as Hollywood-by-the-Sea, and the east side still shows it. The Lakes section around North Lake and South Lake mixes 1920s Mediterranean Revival houses with post-war homes, and the beach is lined with condo buildings from several decades.
West of Federal Highway and I-95 the city changes. Hollywood Hills, Highland Gardens, and Driftwood are largely post-war block homes, and Emerald Hills grew up around a golf course that opened in 1969. The water problems follow the housing: tides and old plumbing in the east, and roof, drain, and appliance failures to the west.
We measure before we remove anything. Plaster walls in older Lakes homes, terrazzo floors in mid-century houses, and tile over slab each hold water differently from newer drywall and wood, and the drying plan has to match the material.

Local buildings
Buildings along A1A and the Broadwalk range from low-rise buildings a few steps from the sand to newer oceanfront towers. Salt air shortens the life of AC equipment and door hardware, and leaks travel between units through shared plumbing walls.
The Lakes section has 1920s and 1930s houses with plaster walls and original details alongside homes from later decades. Lots near the lakes and the Intracoastal sit low, and nearby streets take on water during the highest tides each year.
Hollywood Hills, Highland Gardens, Driftwood, and Boulevard Heights are mostly 1950s and 1960s single-story block homes. Terrazzo floors, cast-iron drains, jalousie or awning windows, and later room additions are common.
Larger custom homes around the Emerald Hills golf course often have more than one AC system, long plumbing runs, and wood or stone floors that need careful, monitored drying.
Common causes
Original cast-iron drains in mid-century homes corrode and crack under the slab. The leak may show up as a sewer smell, a slow tub drain, or loose tile, and the water is treated as Category 3 (grossly contaminated) during cleanup.
When tide water reaches a garage or living space, it is a mix of saltwater and street runoff and is cleaned as contaminated water. Garage walls, door frames, and anything stored on the floor take the brunt.
In beach buildings, a blocked AC drain line or a failed water heater in one unit can reach the unit below within hours, often through light fixtures and ceiling vents.
Flat-roof sections, Florida-room additions, and original jalousie windows let wind-driven rain in during summer storms. The stain often appears well away from where the water actually entered.
Hurricane Irma in 2017 brought down trees and power lines across Hollywood. Days without power mean no AC, and a closed-up house with wet materials can start growing mold quickly.

How it works
Respond, recover, restore: the same sequence on every Hollywood job, documented as we go.
Respond
Stop the damage from spreading.
We answer 24/7. We walk you through shutting off the water and power to wet areas, then schedule a crew.
Meters and thermal imaging show where the water went, including inside walls and under flooring. Starting conditions are photographed.
Recover
Get the water out and the structure dry.
Extraction removes the bulk of the water fast, which shortens drying time more than anything else.
Air movers and dehumidifiers are set for the space. We take readings every day and adjust until materials reach the dry standard.
Restore
Return the property to pre-loss condition.
Affected areas are cleaned and treated. Materials that could not be saved are replaced.
You get the photos, moisture logs, and itemized scope your adjuster needs, so the claim is supported by records.
Reviews
This company is absolutely nothing short of amazing! John listens and hears what the needs are and makes sure you feel as important as the next job. They are professional, on time and very catering to the clients needs and time. I have used them for years with 2 different houses. They take the time to walk you through the process and spend time even after in order to make you feel comfortable. They are extremely professional and I feel safe having them in my home. They treated my house as if it was their own. They ensure your family is safe and that is the most important thing. I would highly recommend this company.
Grateful for James and his team! They did an outstanding job helping my elderly father whose living room had gotten wet due to weather conditions! Fast, detailed, and professional, with a caring spirit!!! Would highly recommend Restoration USA!! Great job again!!!
These guys are AWESOME. We had a huge flood in our house and they handled everything from packing up our contents, drying out our home and restoring our home like nothing ever happened. They were very professional and brought our home back to normal in the time that they promised and we agreed on. I highly recommend them for all your restoration needs. Cheers

Insurance
You own the claim and talk to your adjuster. We make sure the adjuster has what they need to make a decision: what happened, what got wet, and how it was dried. For covered claims, we bill your insurance company directly.
Carriers we've worked with: Citizens Property Insurance, Universal Property & Casualty, Tower Hill Insurance, State Farm, Allstate, USAA, and many more.
Coverage decisions belong to your insurer and depend on your policy. Florida does not allow assignment of benefits on property policies issued on or after January 1, 2023, so you stay in control of your claim.
How water damage claims work in FloridaFAQ
Probably not. Water that rises from the lakes, the Intracoastal, or the street is typically a flood loss, and standard homeowners policies exclude it. A separate flood policy is what usually responds, whether it was written through FEMA's National Flood Insurance Program or a private insurer. We clean it as contaminated water and record the water line and readings for the adjuster.
Not necessarily. Plaster over block or lath holds up to clean water better than drywall, though it dries slowly. We monitor it with meters until it reaches normal readings, and only remove sections that stay wet, crumble, or were soaked by contaminated water.
Usually. Terrazzo is a cement-based floor poured over the slab, so clean water rarely harms it. The wet carpet and pad on top typically come up, and the terrazzo is cleaned and dried in place.
Look at the bottom of walls, inside closets, under sinks, and around the AC closet for stains, swelling, or spots of growth. Without air conditioning, indoor humidity climbs fast, and any material that got wet in the storm may still be holding water. We can take moisture readings and inspect for visible growth so you know what needs drying and what needs remediation.
