(561) 247-9488Wellington grew out of land drained in the 1950s by the Acme Improvement District, and it was laid out as a planned community starting in the 1970s. Acme still runs the canals, lakes, and pump stations that keep the village dry, now as a dependent district of the Village of Wellington.
The housing is mostly single-family, and much of it is large. Golf and lake communities built from the 1970s through the 2000s sit beside equestrian estates with barns, grooms' quarters, wash racks, and arenas, most of them in the Equestrian Preserve at the south end of the village.
That mix means more water sources per property than in most places: irrigation for lawns and riding rings, pools, several AC systems, and plumbing that runs out to outbuildings. When something fails, we check the house and the barn, map the moisture in each, and document every structure separately for the claim.
Start with the water damage restoration process, or call (561) 247-9488 and we'll tell you when a crew can be there.
Local buildings
In Palm Beach Point, Grand Prix Village, and Saddle Trail Park, one property can hold a main house, a barn with tack and feed rooms, an apartment for staff, and a covered arena. Each building has its own plumbing and its own drying needs.
Palm Beach Polo, Wycliffe, and the neighborhoods around Lake Wellington wrap around golf courses and lakes. Homes there are mostly block on slab, with screened pool enclosures and lawn irrigation running close to the foundation.
Homes built since the 1990s in communities such as Versailles, Olympia, and Grand Isles often have second-floor bathrooms and laundry rooms, several AC systems, and long runs of tile or wood flooring.
Many equestrian properties are fully occupied only during the winter show season and are closed up or lightly staffed the rest of the year. A leak in July can go a long time without anyone walking through.
Common causes
Stall waterers, wash rack lines, and hose bibs in barns get heavy use. A cracked line or a stuck float valve can run all night, soaking stall mats, bedding, and the walls of the tack room.
In larger homes with two or three AC systems, one or more air handlers may be in the attic. When a drain pan overflows up there, the water comes through the ceiling, usually over a bedroom or hallway.
Failed shower pans, tub drains, and toilet seals on the second floor show up as stains on the ceiling below, often around a light fixture or an AC vent.
Staff apartments, pool houses, and barn offices have their own water heaters and supply lines and are often far from the main house. Leaks there can run for days before anyone sees them.
When rainfall outruns the drainage system, water from lakes, canals, and swales reaches homes on the lowest lots and floods barn aisles and paddocks. Water that has run through stalls carries manure and is treated as Category 3, meaning grossly contaminated.

How it works
Respond, recover, restore: the same sequence on every Wellington job, documented as we go.
Respond
Stop the damage from spreading.
We answer 24/7. We walk you through shutting off the water and power to wet areas, then schedule a crew.
Meters and thermal imaging show where the water went, including inside walls and under flooring. Starting conditions are photographed.
Recover
Get the water out and the structure dry.
Extraction removes the bulk of the water fast, which shortens drying time more than anything else.
Air movers and dehumidifiers are set for the space. We take readings every day and adjust until materials reach the dry standard.
Restore
Return the property to pre-loss condition.
Affected areas are cleaned and treated. Materials that could not be saved are replaced.
You get the photos, moisture logs, and itemized scope your adjuster needs, so the claim is supported by records.
Reviews
This company is absolutely nothing short of amazing! John listens and hears what the needs are and makes sure you feel as important as the next job. They are professional, on time and very catering to the clients needs and time. I have used them for years with 2 different houses. They take the time to walk you through the process and spend time even after in order to make you feel comfortable. They are extremely professional and I feel safe having them in my home. They treated my house as if it was their own. They ensure your family is safe and that is the most important thing. I would highly recommend this company.
Grateful for James and his team! They did an outstanding job helping my elderly father whose living room had gotten wet due to weather conditions! Fast, detailed, and professional, with a caring spirit!!! Would highly recommend Restoration USA!! Great job again!!!
These guys are AWESOME. We had a huge flood in our house and they handled everything from packing up our contents, drying out our home and restoring our home like nothing ever happened. They were very professional and brought our home back to normal in the time that they promised and we agreed on. I highly recommend them for all your restoration needs. Cheers

Insurance
You own the claim and talk to your adjuster. We make sure the adjuster has what they need to make a decision: what happened, what got wet, and how it was dried. For covered claims, we bill your insurance company directly.
Carriers we've worked with: Citizens Property Insurance, Universal Property & Casualty, Tower Hill Insurance, State Farm, Allstate, USAA, and many more.
Coverage decisions belong to your insurer and depend on your policy. Florida does not allow assignment of benefits on property policies issued on or after January 1, 2023, so you stay in control of your claim.
How water damage claims work in FloridaFAQ
Usually, yes. Water that rises from a lake, canal, or the ground and enters your home is generally treated as flood, which standard homeowners policies exclude. It is covered only if you carry a separate flood policy through the NFIP or a private carrier. Call either way: extraction and drying are the same, and floodwater needs sanitizing.
Yes. We extract water, pull out wet bedding and mats as needed, and dry the stalls, aisles, tack rooms, and apartments with the same moisture readings we use in a house. Water that ran through stalls is handled as contaminated. How a barn is insured varies, so we document it separately from the main residence.
It lowers the risk but does not remove it. Acme pumps water out and draws canal and lake levels down before big storms, but rain like Tropical Storm Isaac in 2012 can still exceed what the system clears in time. Low lots and properties in the Equestrian Preserve are the most exposed.
It depends on how much material got wet, not on square footage. A leak confined to one bathroom and hallway may dry in three or four days, while water that spread under long runs of tile or wood flooring takes longer. We take readings daily and add or move equipment as rooms dry.
