Large condominium communities followed the first single-family streets, including Sunrise Lakes, built in phases from 1972 to 1984. Springtree and Welleby came in the 1980s and early 1990s, and the area around Sawgrass Mills filled in after the mall opened in 1990.
In the condo communities, water damage mostly moves sideways and down: through a shared wall from the unit next door, or through the ceiling from the unit above. Sunrise Lakes is a large 55+ condominium community built in phases between 1972 and 1984. Buildings of that age need attention: shut-off valves seize, drain lines corrode, and water heaters in tight closets leak into the unit next door.
These neighborhoods are mostly single-family homes and townhomes from the 1980s and early 1990s, many on lakes. Plumbing, water heaters, and AC systems that have not been updated are at replacement age.
The original 1960s neighborhood has single-story homes with cast-iron drains and decades of additions and remodels, so pipes of several ages often meet inside one wall.

In condo and villa buildings, a supply line or water heater on one side of a wall soaks the drywall and baseboards on the other side.

Tanks in interior closets often have no floor drain nearby to catch a failure, so the water spreads under flooring and into the neighboring unit.
